Your Fall Home Maintenance Checklist (Before Colorado Winter Hits)

If you live along the Front Range, you already know our fall doesn't mess around. One week it's 70 degrees (aka 95 degrees), the next we're getting an overnight freeze warning. As a handyman working across Lafayette, Louisville, Superior, Broomfield, Erie, and Boulder, this is the time of year my phone starts ringing the most — because the homeowners who wait until the first snow are usually calling me about a problem, not a checklist.
So here's the checklist, before you need the emergency call.
1. Clean Your Gutters and Check Downspouts This is the one job I tell every homeowner not to skip. Clogged gutters in fall mean ice dams in winter, and ice dams mean water finding its way under your shingles and into your fascia board. While I'm up there, I also check that downspouts are directing water at least 4-6 feet away from your foundation — a lot of the foundation and crawl space issues I get called out for in spring trace back to a downspout that was dumping water right next to the house all winter.
2. Seal Gaps and Re-Caulk Around Windows and Doors Colorado wind finds every gap. I go around and check weatherstripping on exterior doors and re-caulk around window frames where the old caulk has cracked or pulled away. This is a small job that makes a noticeable difference in your heating bill and stops drafts before they start.
3. Inspect and Winterize Exterior Faucets and Hose Bibs If you haven't disconnected your hoses and installed insulated faucet covers yet, get it on the list. A frozen hose bib that cracks can mean a leak inside your wall that you don't discover until it's already caused damage.
4. Check Your Deck or Fence for Loose Boards and Fasteners Freeze-thaw cycles are brutal on wood. I check for loose railings, popped nails, and boards that have started to warp or split — much easier and cheaper to fix now than after a full winter of expansion and contraction makes it worse
5. Look at Your Walkways and Steps Cracked concrete, loose pavers, or a wobbly step get a lot more dangerous once ice is involved. Fall is the right time to fix trip hazards before they become a liability.
6. Storm Door and Weatherstripping Check If you have a storm door, make sure the closer and seals are working properly. If you don't have one, fall is a smart time to consider adding one — it's one of the better return-on-investment upgrades for cutting winter drafts.
7. Dryer Vent and Exterior Vent Cleaning Lint buildup is a fire hazard year-round, but it also restricts airflow, which makes your dryer work harder right when you need it most.
None of these are complicated jobs individually. But most homeowners don't have the time, the ladder, or honestly the interest in spending a Saturday doing all seven. That's what I'm here for.\
